Will the transaction affect my tenancy?
The transaction will not affect your rental agreement or its terms and conditions. The rental agreement and its terms and conditions will remain unchanged when the housing stock transfers to the new lessor. When the transaction is finalised, the lessor and the rent payment details will change and the parties that take care of property management and maintenance will also change. The new building manager will inform you of the changes.
The transaction is subject to the fulfilment of the customary closing conditions for real estate transactions, including the approval of the competition authority.
Do I need to do something?
The change requires no measures from you at the moment. All services for the tenants will continue unchanged until the transaction is finalised. All maintenance requests and fault reports will be handled as before until further notice. We will inform you about the final transfer of property and changes that concern you when the time comes.
To which account will I pay my next rent?
Rent shall be paid as before until further notice. The rent payment details will change when the lessor changes. When the transaction had been finalised, the new lessor will send new rent payment details to each customer individually in late spring.
How do I contact the new building manager?
For the time being, you can contact your current building manager and customer service as usual at [email protected]. Later, a new building manager will take over responsibility for the building; their contact details and instructions for accessing the electronic My Lumo service for residents will be provided at a later date.
Does the change apply to Varma’s commercial tenants?
The changes apply to our residential investment business and residential investment properties, where we also have commercial tenants. The change does not apply to Varma’s commercial properties. Tenants who are affected by the change will be informed.
Why is Varma selling its residential properties?
Varma continues to invest in residential properties as a major shareholder of Kojamo, the parent company of Lumo Kodit. We have assessed our entire investment portfolio to determine the best way for us to invest in the Finnish housing market, given the upcoming pension reform. We are pleased that the housing stock will continue to be managed by a stable and professional real estate investor.
