Metsä Group to lease premises in Varma’s Keilaniemen Portti

Varma Mutual Pension Insurance Company and Metsä Group have signed a long-term agreement on the lease of premises in Keilaniemen Portti, currently under construction in Keilaniemi, Espoo.

Located in the Keilaniemi office hub, the 57-metre-high Keilaniemen Portti will have 14 above-ground floors. Wood is the primary material used in the building’s ambitious architecture.

The premises to be leased by Metsä Group cover roughly 9,300 square metres. The total amount of lettable space in the building is approximately 17,700 square metres. Another lessee in the building is CSC – IT Center for Science , which entered into a lease agreement with Varma in the Summer 2023.

The construction of Keilaniemen Portti began last summer, and the building is scheduled for completion at the end of 2026.

The forest industry company Metsä Group uses wood, a renewable natural material, as the raw material for its products.

The use of wood as a key construction material for Keilaniemen Portti is well aligned with our values and makes the site particularly interesting for us. Good transport connections are important for our personnel,” says Arto Lampinen, Metsä Group’s SVP, Technology.

Keilaniemen Portti is located at a traffic hub

Keilaniemen Portti is located at a traffic hub near the Jokeri Light Rail terminus and the Keilaniemi metro station, next to Ring Road I and the Länsiväylä highway.

The building’s frame consists of glulam posts, a concrete-CLT composite slab and steel beams. Wooden cladding will be installed on the aluminium frame of the facade. BREEAM Excellent environmental certification will be sought for Keilaniemen Portti. Keilaniemen Portti supports Varma’s goal of a carbon-neutral investment portfolio by 2035.

Varma is one of Finland’s largest real estate investors, with real estate assets worth approximately EUR 5.7 billion. The lettable premises include hotel properties, business premises, commercial centre premises and over 4,400 rental apartments.
